Living in The Hills of Lakeway

The Hills is a gated, golf-course community on Lake Travis that shares a name and border with the City of Lakeway, but is actually its own separate, incorporated village. That distinction matters more than it might sound, and it’s worth understanding before you fall in love with a house here.

Good to Know Before You Buy Here

  • The Hills is formally the Village of The Hills of Lakeway, a separate incorporated municipality from the City of Lakeway, governed by its own elected Mayor and five-member City Council
  • Public safety is contracted through Travis County: a deputy constable patrols the community part-time, with the Travis County Sheriff’s Office providing backup coverage when the constable is off duty; the Lakeway Police Department is not the primary agency covering the community
  • Residents of The Hills do not vote in City of Lakeway municipal elections
  • The community is gated, with guarded and/or resident-access entrances
  • Zoned to Lake Travis Independent School District (LTISD)
  • Anchored by The Hills Country Club, a private club offering 72 holes across four championship golf courses — including a Jack Nicklaus Signature Design layout — along with tennis and pickleball courts, resort-style pools, a wellness center, and multiple dining venues

What Makes The Hills Special

This is a golf-and-lake lifestyle built around privacy: gated entrances, mature landscaping, and a country club at the center of the community. Being its own incorporated village alongside Lakeway also means a distinct layer of local governance and services worth understanding as part of your due diligence.
